Location, condition and proper pricing are everything. Think about it.
Your formerly rural home is now located next to the new freeway on ramp. I would target commercial buyers instead of residential, knowing that the property is no longer suited for residential use.
You haven't painted, fixed, updated or replaced a thing in 20 years and don't care to do it for the next owner. There have been and always will be buyers for fixer properties. The key to selling is to price the property according to it's current condition.
I would rather tell you the truth about the value of your property and risk not getting the listing then have to defend the lie I told to get it and beg for price reductions while the house grows old and stale on the market.
